Abstract

The availability of good and mature land is one of the factors in order to determine the success of a regional development. In 2022, in order to build the regional economy, the Cilacap Regional Company plans to build the Cilacap Industrial Estate which will cause many changes in land use functions and can affect land price increases around the area. Areas that have high development activities will have a tendency to increase the value of their land. Therefore, there is a possibility of potential changes and developments in land values around the Cilacap Industrial Estate. The purpose of this research is to (1) Knowing the magnitude of the increase in land value at locations around the Cilacap Industrial Area; (2) Knowing the pattern of distribution of land values in locations around the Cilacap Industrial Area. The research method used is a survey method with a quantitative approach. The results showed that with the Cilacap Industrial Estate development plan there was an increase in land value, especially in land with agricultural use, where there was an average increase in land value of IDR 441,744/m2. The distribution pattern of land values in locations around the Cilacap Industrial Estate is divided into 11 groups, of which 2 groups are in the percentage group below 100%, 5 groups are in the percentage group 101% -200%, 2 groups are in the percentage group 302% -400% and 2 groups are in the percentage group above 400%.
