Abstract
Disputes over building use rights (HGB) where the term of the company and its exemployees have expired is a small example of land cases in Indonesia. Every year land cases in Indonesia always show an increase. The slow handling of land cases is one of the reasons for the continued increase in land problems. This research will discuss the history of obtaining the rights of the parties to the dispute in this matter and will look for alternative dispute resolution that can be done for the problems that occur. This study uses a legal-juridicalempirical research method with a descriptive approach which will focus on the study of existing problems and uses a descriptive approach to describe all information from the informants of this research. This problem started with the company being unable to renew the certificate of its dead land assets because the asset was claimed by a third party, namely (their former employees). Settlement solutions that can be carried out by both parties in order to obtain (win-win solution) are: Conducting research on land issues, Coordinating between PT PPI Asset Teams, Ex-Employee and SMB Law Office, to conduct field visits in conducting socialization (Negotiation) together, Discharging land and building assets at the official residence, Compensation for maintenance costs for occupants of the official residence.
