Abstract
The ATR/BPN Ministry is currently trying to develop electronic-based land services, one of which is electronic mortgage rights. Electronic Mortgage Rights are required to be implemented by all land offices since 2020, one of which is the Palembang City Land Office. The purpose of this research is to find out the implementation/implementation of electronic mortgage services in the Land Office of Palembang City, as well as the obstacles encountered and the solutions made in implementing electronic mortgage services. The method used in this study is qualitative with a descriptive approach where qualitative data is processed and presented in the form of a description. Based on the results of research on the implementation of electronic mortgage services at the Palembang City Land Office, it has been carried out electronically, but in practice there are still several obstacles encountered. These obstacles were experienced by PPAT, Banking and the Land Office. Solutions are also provided to overcome the obstacles that occur. In addition, advice was given to the Land Office of Palembang City to carry out regular monitoring and supervision and PPAT and Creditors/Banking parties were expected to be more thorough and careful in uploading documents.
