Abstract

The construction of the Sragen Toll Exit, which is an agricultural area, and the East Sragen Toll Exit, which is a non-agricultural area, has had an impact on changes in surrounding land use. Changes in land use will directly or indirectly affect the development of the value of the surrounding land. Apart from that, the construction of toll exits also affects the economic conditions of the surrounding community. The research aims to analyze changes in land use patterns, changes in land values, and their impact on the economic conditions of the surrounding community. The method used in this research is a qualitative method with a spatial approach and descriptive analysis. The strategy used in this research is a comparative strategy. Based on the results of the analysis, the East Sragen Toll Exit experienced a change in land use of 6.33% and the Sragen Toll Exit experienced a change of 5.73%. The construction of the East Sragen Toll Exit resulted in a higher increase in land values with a percentage of around 139% compared to the Sragen Toll Exit with a percentage of around 129%. The community around the East Sragen Toll Exit has a higher level of change in livelihoods than the Sragen Toll Exit, while the income of the people around the Sragen Toll Exit has a higher average income than at the East Sragen Toll Exit. The Sragen Land Office is expected to always monitor efforts to change land use so that it remains in accordance with spatial plans, and prepare a more accurate land value database so that it can be used for science and become a reference for further research developments.
