Abstract
The increase in population every year has an impact on changes in spatial structure and spatial patterns. This is marked by the conversion of agricultural land to non-agricultural land to meet the need for housing or as a means of community activities. So that land conversion directly or indirectly has an impact on the increase in land value. The purpose of this study is to (1) identify the relationship between spatial structure and spatial patterns on soil value and (2) find out how much influence and significance spatial structure and spatial patterns have on soil value. This research uses a deductive approach, namely a theoretical approach to obtain confirmation from assumptions and observations that have been made previously, with a quantitative method that meets the scientific method, namely fulfilling scientific elements, namely empirical, concrete, objective, measurable, rational, and systematic elements, and the type of research used is descriptive research, which is a type of research that describes a situation as clearly as possible without being related to the subject research. The results of the study were obtained, a very weak correlation of the DPK and Trade Center variables with a correlation value of >0 – 0.25, followed by a sufficient correlation of the function variables of the Road network and facilities and infrastructure with a correlation value of >0.25 – 0.5. Meanwhile, the largest correlation value is the variable of building density and land allocation with a strong correlation classification of >0.5 – 0.75. All variables simultaneously had a significant effect on the soil value with Fcal>Ftabel (31.389 > 2.469) and Sig. value less than 0.05. So that all independent variables, namely deposits and trade centers, road network functions, building density, facilities and infrastructure, and land allocation are positively correlated with land values, with different correlation classifications and independent variables simultaneously having a significant effect on land values, as well as variations in land values in Kapanewon Godean can be explained by independent variables consisting of deposits and trade centers, the function of the road network, the density of buildings, facilities and infrastructure, and land allocation by 65.6%.
