Abstract

The density of population and increasing use of motorized vehicles that occurred in DKI Jakarta encourage the government to provide a solution in the form of implementing the TOD concept. One of the areas designated as a TOD area is the Dukuh Atas TOD area. The application of the TOD concept continues to follow the spatial plan that has been formed, namely the RDTR WP Provinsi DKI Jakarta. This research aims to determine the suitability of the application of the TOD concept in the Dukuh Atas TOD Area, determine the suitability of the application of the TOD concept to the RDTR WP Provinsi DKI Jakarta, and find out the problems, solutions and variables for determining priority areas in implementing the TOD concept in the Dukuh Atas TOD Area. The method used in this research is a mixed method, a quantitative method with a spatial analysis approach and a qualitative method with a descriptive approach. Data was collected through field observations, interviews and literature studies. The results of this research are: (a) The application of the TOD concept in TOD areas has not been fully implemented, there are still TOD principles that have not get the maximum points. The Dukuh Atas TOD area received 65 points out of 100. Based on TOD Standard 3.0, the Dukuh Atas TOD area received the Bronze Standard category which is the lowest category of the 3 (three) categories determined by the ITDP. (b) The suitability of the application of the TOD concept to the RDTR WP Provinsi DKI Jakarta is dominated by suitable and has not been regulated. (c) The application of the TOD concept in the Dukuh Atas TOD Area found 4 (four) problems and 4 (four) solutions that could be inventoried, as well as 2 (two) indicator variables determining priority areas. Suggestions that can be given are: (a) The main operator developing the TOD area must pay attention to TOD principles with a large difference between the points obtained and the maximum points, (b) Revise RDTR WP Provinsi DKI Jakarta which does not yet regulate the suitable TOD concept, and (c) Implementing inventoried solutions to reduce problems that occur during the implementation of the TOD concept in the Dukuh Atas TOD Area.
