Abstract

The government carries out massive development in all aspects for the benefit of the people. One of the development projects currently being implemented by the Government is the National Strategic Project (PSN). One of them is land procurement for the Kediri-Kertosono Toll Road which will connect Kediri Regency and Nganjuk Regency. One of the villages affected by the land acquisition is Maron Village, Banyakan District, Kediri Regency. Procuring land for toll road construction not only involves transferring land ownership from the original owner to the builder, but also has the potential to change the use of the land and the value of the surrounding land. This research aims to find out the potential changes in land use and land value in Maron Village after land acquisition for the Kediri-Kertosono toll road. In this research, a quantitative method with a spatial approach was used. Analysis of changes in land use was carried out using interpretation of Google Earth images in 2019 and 2023. Meanwhile, analysis of changes in land value used sampling data obtained from field surveys. The results of this research show that there will be changes in land use in 2019-2023. The change in land use that occurred was only 15,581 m2 of the area of Maron Village or 1.06%. These land use changes only occurred in a few areas and did not spread. Meanwhile, changes in land values have increased in the entire sample and are spread across all areas of Maron Village. The average disparity in land values that occurred before and after compensation was given was 12.7%. The difference in disparity is due to the different sample locations so that samples located on the side of the main road have a higher disparity in land value compared to samples located in the alley.
