Abstract

Land acquisition activities are one way for the government to build infrastructure to provide facilities and infrastructure needs in an area related to the provision of housing, public and social facilities as well as public open spaces such as the construction of reservoirs, dams, drainage channels, irrigation channels, ring roads. ), toll roads, terminals and airport construction and others intended to realize community welfare. The purpose of this paper is to determine the impact of the construction of the Semarang-Demak Toll Road on changes in land use and land value in Demak District, Demak Regency. This research uses a qualitative method with a spatial approach and is strengthened by descriptive analysis. The results of this research show that this development causes changes in land use, especially in Bintoro Village and Mangunjiwan Village. Many lands that were originally used for agriculture have been converted into non-agricultural land such as food stalls, shops or other service activities. Apart from that, there are changes in land use caused by development, causing an increase in the value of land around the development site. Land that previously had low value due to low agricultural productivity is now experiencing an increase in value after changing functions.
