Abstract

According to KEPI&SPI 2018, Appraisers have flexibility in selecting valuation methods. They are not required to use more than one approach, especially if they have high confidence in the accuracy and reliability of a particular method. Decisions are based on consideration of the specific facts and conditions of the valuation task at hand. This study analyzes the valuation of residential houses using the cost approach and the market approach on residential houses on Jalan Kantil No. XX, Condongcatur Village, Depok District, Sleman Regency, Special Region of Yogyakarta. The purpose of this study is to obtain market value using the cost approach and the market approach. The method used is a descriptive qualitative method, with qualitative data as the main source supported by market value results using two approach methods, namely the cost approach method and the market approach method. The results of the study indicate that the market value of the cost approach produces a value of IDR 493,195,000, - (Four Hundred and Ninety Three Million One Hundred and Ninety Five Thousand Rupiah) and the market approach produces a market value of IDR 489,440,000, - (Four Hundred and Eighty Nine Million Four Hundred and Forty Thousand Rupiah).
