Abstract

The construction of Yogyakarta International Airport (YIA) has caused agglomeration in the surrounding area and an increase in population to 34,106 people between 2015 and 2023. This condition has an impact on increasing demand for land, resulting in changes in land use and land values. Uncontrolled changes in land use can cause serious problems such as reduced productivity of food land to environmental problems, while changes in land values can be detrimental to the lower middle class due to the imposition of high taxes. Therefore, it is necessary to conduct a study related to the pattern of changes in land use, changes in land values and their effects so that it can be clearly understood and can be used as a control tool in the direction of regional development in the research location so that changes in land use and land values are not concentrated in certain areas. The research method used is quantitative descriptive with a spatial and associative approach. The results of the study obtained that first, the pattern of changes in land use is clustered which has the nature of spreading to the surrounding area and can result in uncontrolled changes in land use. Second, changes in land values increased between 2014 and 2020, while they remained stable between 2020 and 2024. This suggests that the increase in land values due to YIA is only temporary and closely related to supply and demand resulting from YIA's construction. Third, changes in land use significantly impacted land values in both 2020 and 2024. The R-squared value, which increased from 12.8% to 26.3%, indicates that the effect is becoming more pronounced over time.
