Abstract

Land use changes often occur in areas that are undergoing development, because areas that are undergoing development usually experience high population growth followed by various built-up area developments. Kediri Regency is one of the regencies that is experiencing development as seen from the construction of Dhoho Kediri International Airport. This development encourages changes in land use around it so that it is necessary to control changes in land use. This study aims to analyze the pattern of land use changes that occur around Dhoho Kediri International Airport in 2018-2024. In addition, this study also examines the factors that influence changes in land use and their impact on land values. The methods used are quantitative descriptive and quantitative associative. The results of the study show that the pattern of land use changes around Dhoho International Airport shows a clustered pattern of land use changes in 2018-2024. The results of the t-statistic test show that the variables of distance to the trade center, distance to the airport, population, and distance to the road have an effect on changes in land use. Meanwhile, for the factors that affect land value, the results of the t-statistic test show that the variables of distance to the road, distance to the airport, distance to the trade center have a direct effect on land value. However, the variables of population and changes in land use do not affect the value of land around Dhoho International Airport. Keywords: Land Use Change, Land Value, Airport, Influence
