Abstract
The land market in Nogotirto Village, Gamping District, Sleman Regency, has experienced significant changes due to increasing demand for residential and commercial land. This study analyzes the distribution and development of land transactions from 2021 to 2024 across its sub-villages and the factors influencing these trends. Utilizing a qualitative descriptive method with a spatial approach, the research involved observation, interviews, and documentation. Data analysis was conducted using the Miles and Huberman model, alongside GIS mapping for transaction distribution. Key findings indicate that land sales are concentrated in areas with high accessibility and adequate public facilities, specifically Karangtengah, Kwarasan, and Sawahan . The majority of transactions (over 90%) involve non-agricultural land, highlighting a prevalent land-use change. Transaction peaks occurred in 2023, followed by a decline in 2024, attributed to government policies on infrastructure development. The primary factors influencing the land market are accessibility, land readiness, and infrastructure development. The land market in Nogotirto plays a crucial role in shaping spatial restructuring and regional development. Factors such as land physical characteristics, location, economic conditions, social aspects, and government policies all influence land values. Strategic locations with high economic activity, easy access, and complete infrastructure tend to have higher land values.
