Abstract

Land price changes are not only economic in nature, but also reflect the dynamics of the land value itself. Land prices are often used as a reflection of land value, although conceptually the two have differences. Land value is an estimate of the benefits and uses of land in a particular context, while land price is the actual exchange rate based on market transactions. The purpose of this study was to determine what factors influence changes in land values in Pasar District, Jambi City from physical, social, and economic aspects. This study uses a quantitative research method with a survey approach and regression analysis. The location of this study is in Pasar District, Jambi City. Results The results of the regression analysis show that the location variable has a significant effect on increasing land values. With a t-count value of 6.364, which is greater than the t-table at a significance level of 5%, and a significance value of 0.000, less than 0.05. Statistically, the results of this study indicate that changes in consumption patterns have a significant effect on land values partially, with a t-count value of 2.647 and a significance value of 0.012 (less than 0.05), so that the effect is considered statistically significant. Partially, the t-count value is -0.306 with a significance value of 0.761, far above the threshold of 0.05. This means that quantitatively, fluctuations in market conditions are not strong enough to explain variations in land values in this area. Keywords: Land Value, Community, Pasar District, Jambi City
