Abstract

The continuous population growth in Indonesia has driven the need for improved infrastructure and accessibility, exemplified by the construction of the Southern Cross Road (JJLS) in Srigading Village, Sanden Subdistrict, Bantul Regency. This study aims to analyze the development and distribution of land values following the construction of JJLS during the 2019–2024 period. The research employs a descriptive comparative quantitative method with a spatial approach, utilizing land sale transaction data, statistical analysis, and mapping through GIS applications. The results show that land values in Srigading Village increased by an average of IDR 169,000/m² or 96.37% over five years, with the highest increase occurring in zones adjacent to JJLS and activity centers, especially in Sogesanden Hamlet. The post-development distribution of land values reveals a significant rise in areas with direct access to JJLS, while regions farther away experienced slower growth. These findings highlight the critical role of road infrastructure in boosting land values and transaction intensity within the study area. This research is expected to serve as a basis for land policy considerations and sustainable spatial planning in the future. Keywords: Land Value, JJLS, Infrastructure Development, Spatial.
