Abstract

The construction of the Nagrak Toll Exit, as part of the toll road infrastructure development within the framework of the National Strategic Project (PSN), has had an impact on spatial changes and land use structure in the surrounding area. Land use changes, whether directly or indirectly, influence the development of land value in the vicinity. This study aims to analyze the impact of the Nagrak Toll Exit construction on land use changes and land value around the Nagrak Exit, located in Nagrak Village, Gunung Putri Subdistrict, Bogor Regency. The research employs a descriptive qualitative method with a spatial approach and temporal analysis between 2019 and 2024 within a 1 km radius from the toll exit point. Data were obtained through satellite imagery interpretation, field observation, and in-depth interviews with key informants. The results reveal a decrease in agricultural land area from 29.95% to 22.37%, accompanied by an increase in non-agricultural land use such as residential and commercial functions. Additionally, land value increased by an average of 11%, with the highest increase reaching 239%, particularly in areas with direct access to the toll exit and the Cibubur Alternative Road. These findings indicate that toll road development drives the conversion of agricultural land to non-agricultural uses and significantly boosts the economic value of land.
