Abstract

The Public Service Mall (Mal Pelayanan Publik or MPP) is designed to integrate public services in one accessible location. However, the land service counter at MPP Klaten Regency has not been optimally used, although land services are strategic for legal certainty and community needs. This study aims to examine the implementation of land services at MPP Klaten Regency and to analyze the factors influencing public interest in using the service. A mixed-method approach was applied through interviews with land office personnel and questionnaire distribution to 40 service users. Qualitative data were analyzed through reduction, presentation, and conclusion drawing, while quantitative data were tested using multiple linear regression after validity, reliability, and classical assumption tests. The findings show that land services at MPP Klaten have operated since 2022 but remain limited to information and consultation services. Partially, service quality and location significantly affect public interest, while public knowledge has no significant effect. Simultaneously, service quality, location, and public knowledge significantly influence public interest, with an R Square value of 0.282. The study concludes that increasing public interest requires broader service types, competent permanent staff, targeted socialization, and stronger coordination between the Land Office and MPP management.
