Abstract
Regional development in Gambut District has encouraged changes in land use, particularly the conversion of wetlands into built-up land. This condition is influenced by population growth, housing demand, infrastructure development, and increasing economic activities. These changes not only affect environmental aspects but also influence land values in surrounding areas. Therefore, this study aims to analyze the effect of wetland conversion into built-up land on land values in Gambut District. This study employed a quantitative method with an associative approach. The data used consisted of land use change data, land value data, and other supporting data obtained through observation, documentation, and related institutions. The sampling technique was purposive sampling based on specific criteria in accordance with the research objectives. Data analysis was carried out using Geographic Information Systems (GIS) to identify land use changes, classical assumption tests, and simple linear regression to determine the magnitude of the effect of land conversion variables on land values. The results showed that the conversion of wetlands into built-up land had a significant effect on land values in Gambut District. Based on the regression analysis, the coefficient of determination (R²) was 0.714, indicating that 71.4% of the variation in land values could be explained by the land conversion variable, while the remaining percentage was influenced by other factors outside this study. Land values tended to increase in locations experiencing land use conversion and situated near activity centers or main road access. These findings indicate that land use change plays an important role in the dynamics of land values in the study area. Keywords: wetland conversion, land value, Gambut District.
