Abstract

The development of the High Speed Rail Transit Oriented Development area in Karawang Regency has the potential to encourage changes in land use and spatial utilization. This study aims to analyze land use conditions in 2025, assess their suitability with the Detailed Spatial Plan of the High Speed Rail Transit Oriented Development Area and its surroundings for 2023 to 2043, and project land use changes in 2035 using the Cellular Automata Artificial Neural Networks method. This research used a quantitative spatial approach through visual interpretation and on screen digitization of Google Earth Pro satellite imagery, spatial overlay analysis, and land use change modeling using MOLUSCE in QGIS. The results show that land use in 2025 was dominated by shrubs, vacant land, agriculture, and industrial areas. The suitability level of land use in 2025 reached 98.48 percent, while unsuitable land use accounted for 1.52 percent. The 2035 projection indicates that industrial areas will become the dominant land use, covering 1,136.17 hectares or 33.88 percent of the total area. Land use change from 2025 to 2035 is projected to occur in 23.38 percent of the area, mainly from vacant land to industrial use. The suitability level of projected land use in 2035 remains high at 96.46 percent, although unsuitable land use increases to 3.54 percent. Therefore, spatial utilization control is needed to ensure that future development remains aligned with the spatial plan and the principles of Transit Oriented Development.
