Abstract
Indonesia’s steadily increasing population is putting pressure on land availability, particularly for housing, infrastructure, and socioeconomic activities. This pressure is driving changes in land use, especially in peri-urban areas experiencing the expansion of urban activities. Sleman Regency, as one of Yogyakarta’s peri-urban areas, has experienced significant changes in land use, primarily in the form of the conversion of agricultural land into residential and commercial areas. These changes have led to an increase in land value; therefore, this study aims to identify the factors influencing land value and analyze the most significant factors affecting land value in the villages of Trihanggo and Banyuraden. This study employs a quantitative approach supported by spatial analysis. Land-use change analysis was conducted by overlaying land-use maps from 2020 and 2025 using a Geographic Information System (GIS). Meanwhile, the factors influencing land value were analyzed using the Hedonic Price Model, estimated via multiple linear regression. Research data were obtained from 82 land parcels selected using purposive sampling, with variables including accessibility, physical land characteristics, public facilities, and economic activity. The results show that agricultural land—particularly irrigated rice fields and mixed-crop gardens—has decreased in area, with most of it converting into residential areas and commercial land. The regression results indicate that, of the four variables tested, accessibility (β = 0.442; Sig. = 0.000) and economic activity (β = 0.496; Sig. = 0.000) have a significant effect on land value, whereas land physical characteristics and public facilities do not have a significant effect. Economic activity is the most dominant factor influencing land value. The research model explains 76.3% of the variation in land value; thus, these findings highlight the importance of considering accessibility and economic activity in land valuation in peri-urban areas.
