Abstract

Rapid population growth and urban expansion have accelerated Urban Sprawl. The low-density spread of built-up areas into peripheral zones, placing significant pressure on land market dynamics in peri-urban areas. Wonosari District, Klaten Regency, Central Java Province, represents a transitional peri-urban zone experiencing such pressures, underpinned by its strategic location along the infrastructure corridor linking Surakarta and Yogyakarta. This study aimed to analyse the spatial distribution patterns of land transactions and the factors influencing the land market in Wonosari District from 2021 to 2025 in response to Urban Sprawl. A mixed-methods approach with an explanatory research design was employed, integrating quantitative and qualitative analyses. Analytical techniques applied included overlay analysis, kernel density estimation, Average Nearest Neighbor (ANN) analysis, descriptive qualitative analysis, thematic analysis, and explanatory analysis. Results indicated that a total of 2,054 land transactions were recorded during the study period, with the highest volume occurring in 2022 (565 transactions). ANN analysis yielded a cumulative Nearest Neighbor Ratio (NNR) of 0.474, a Z-Score of −45.627, and a P-Value of 0.000000, confirming a statistically significant clustered distribution pattern. Transaction intensity was highest in Kingkang, Jelobo, and Bulan villages. Factors influencing land purchase decisions included land price, accessibility, economic capacity, plot size, transport access, investment interest, spatial planning regulations, and irrigation conditions; factors driving land sales comprised economic necessity, inheritance issues, and buyer-initiated offers.
