Abstract
This study aims to analyze land market conditions in Mampang Prapatan District in 2025, examine the effects of flood vulnerability, land area, neighborhood security, distance to the sub-central business district (sub-CBD), distance to accessibility nodes, and distance to educational facilities on land prices, and identify the factual conditions underlying land ownership or control in flood-prone areas. This study employed a mixed-methods approach with a sequential explanatory design. Using purposive sampling, 44 land observation points were selected across five urban villages. Data were collected through documentation, spatial analysis using a Geographic Information System, field observations, and semi-structured interviews. The data were analyzed using descriptive statistics, spatial analysis, multiple linear regression, and qualitative descriptive analysis. The results indicate that the land market in Mampang Prapatan District was dominated by asking-price data, comprising 35 observations or 79.55%, while transaction data comprised 9 observations or 20.45%. Kuningan Barat Urban Village recorded the highest average land price of IDR 32,826,188 per square meter due to its strategic location and proximity to business activity centers. Simultaneously, all independent variables had a significant effect on land prices, with an F-value of 5.910 and a significance level of less than 0.001. The R-squared value of 0.489 indicates that the model explained 48.9% of the variation in land prices. Partially, land area and neighborhood security had positive and significant effects on land prices. In contrast, flood vulnerability, distance to the sub-CBD, distance to accessibility nodes, and distance to educational facilities had no significant effects. The interviews revealed that strategic location was an important consideration. Therefore, locational advantages can sustain high land prices despite the area’s exposure to flood risk.
