Abstract

Land value is an important indicator of urban development influenced by land scarcity, economic activities, social conditions, and the physical characteristics of an area. Kebayoran Baru District is a strategic area in South Jakarta Administrative City characterized by the development of commercial, service, office, and residential activities. This study aims to identify land value developments from 2023 to 2025 and analyze the factors influencing land value based on public perceptions in Kebayoran Baru District. This study employed a quantitative method using descriptive and spatial approaches to analyze land value developments and an explanatory approach to examine the factors influencing land value. The data consisted of Land Value Zone (Zona Nilai Tanah/ZNT) data for 2023 and 2025, Land and Building Acquisition Duty (Bea Perolehan Hak atas Tanah dan Bangunan/BPHTB) data from 2023 to 2025, and questionnaire data collected from 50 respondents selected using purposive sampling. Data were analyzed using descriptive-spatial analysis, research instrument testing, classical assumption testing, multiple linear regression analysis, and hypothesis testing. The results indicate that land value development in Kebayoran Baru District was dynamic and spatially uneven. Relatively high land values were concentrated in Senayan, Selong, and Rawa Barat, while several zones in Cipete Utara, Gandaria Utara, and Kramat Pela experienced relatively lower changes. The number of BPHTB transactions declined during the 2023–2025 period, indicating a slowdown in land and/or building transaction activities. The regression results show that physical, social, and economic factors simultaneously have a significant effect on land value. Partially, physical factors have a negative and significant effect, whereas social and economic factors have positive and significant effects. Economic factors are the most dominant factor influencing land value. The coefficient of determination of 0.924 indicates that 92.4% of the variation in land value can be explained by physical, social, and economic factors, while the remaining 7.6% is influenced by other factors outside the research model.
