Abstract

Tourism development has become an important strategy for promoting local economic growth and improving community welfare. Banjarasri Village, Kalibawang District, Kulon Progo Regency, is one of the rural areas with considerable tourism resources that require proper management to ensure sustainable land utilization. This study aims to identify the tourism potential of Banjarasri Village, analyze the factors influencing its development, and formulate recommendations for tourism development from a land management perspective. This research employed a qualitative descriptive approach using observation, interviews, documentation, P4T (land tenure, ownership, use, and utilization) data, spatial data, and a literature review. The analysis was conducted using Cooper's 4A tourism theory (Attraction, Accessibility, Amenity, and Ancillary) and the concepts of Sustainable Land Management (SLM) and the Sustainable Agrarian Management System (SPAB). The results indicate that Banjarasri Village possesses diverse tourism resources supported by internal factors, including attractions, accessibility, amenities, and institutional capacity, as well as external factors such as government support, licensing, and stakeholder collaboration. From a land management perspective, most tourism sites have clear land tenure, ownership, and legal land rights, providing legal certainty for tourism development. Therefore, tourism development should emphasize institutional strengthening, human resource capacity building, and sustainable land utilization.
