Abstract

Land tenure by ethnic Chinese in Indonesia often faces dualism between inclusive national regulations and restrictive local regulations, such as restrictions on property rights in the Special Region of Yogyakarta. The sociopolitical conditions and dynamics of land law continue to transform, triggering the emergence of various economic and legal adaptation strategies by these minority groups. This research aims to analyze and map the intellectual structure, trends in literary development, and academic paradigm shifts related to the pattern of ethnic Chinese land tenure in Indonesia in two different regulatory periods. This study uses the Bibliometric Analysis method. Literature metadata sourced from Google Scholar is collected through the Publish or Perish software (2008 – 2026 range), then manually filtered until hundreds of relevant articles are obtained. Data analysis and spatial-thematic network visualization were carried out using VOSviewer 1.6.20 software through keyword co-occurrence analysis techniques. The findings of the study show a radical shift in the paradigm of land research. Period I (2008 – 2020) was dominated by asymmetrical sociopolitical issues and claims of legal discrimination in Yogyakarta which have now reached a saturation point (research saturation). On the other hand, Period II (2021 – 2026) after the Job Creation Law shifted pragmatically to asset management, capital accumulation in urban areas outside Yogyakarta (such as Surabaya), and optimization of Building Rights (HGB) and Business Use Rights (HGU) instruments with a longerterm cycle. This shift proves the maturity of legal risk mitigation and the economic flexibility of ethnic Chinese in securing their property assets in Indonesia. Researchers are then advised to explore research gaps in the effectiveness of corporate HGU independence outside Java.
