Abstract

Land is a vital resource for supporting development and economic activity. This study aims to analyze the land market and the influence of accessibility and infrastructure availability on land values in Sumenep City District during the period 2023-2025. The research method used is quantitative with spatial and associative analysis approaches. Spatial analysis is used to observe the distribution of land values, while associative analysis is used to examine the influence of accessibility and infrastructure variables on land values based on scoring data and land purchase and sale transactions. The study shows that land values fluctuated from 2023 to 2025, decreased in 2024, and increased again in 2025. Based on the results of the Average Nearest Neighbor (ANN) analysis, the distribution pattern of land purchase and sale transactions in Sumenep City District shows that transactions are distributed in clusters. The most transactions occurred in Kolor Village, followed by surrounding villages. The results of the regression analysis indicate that accessibility and infrastructure simultaneously have a significant effect on land values. However, partially only the accessibility variable has a significant impact on land value, while the infrastructure variable does not have a significant influence.
