Abstract
Urban development is characterized by the expansion of built-up areas, infrastructure development, and improved accessibility, all of which may influence land value. Tanah Sareal District is one of the rapidly developing urban areas in Bogor City, particularly as a residential and urban activity center. This study aims to (1) analyze the pattern of urban development in Tanah Sareal District during 2019–2023, (2) examine the spatial distribution and changes in land values during 2019–2023, and (3) analyze the influence of urban development on land values in Tanah Sareal District. This study employed a quantitative descriptive method with a spatial approach using Geographic Information Systems (GIS). Urban development was analyzed through an overlay of land use change, infrastructure, and accessibility variables. The urban development pattern was examined using the Average Nearest Neighbor (ANN) method, while the influence of urban development on land values was analyzed using multiple linear regression with SPSS. The results indicate that Tanah Sareal District is predominantly characterized by a moderate level of urban development covering 1,750.60 ha (85.79%), followed by a high level of development covering 283.57 ha (13.90%) and a low level covering 6.31 ha (0.31%). The Average Nearest Neighbor analysis produced a Nearest Neighbor Ratio of 1.178394, a z-score of 1.023839, and a p-value of 0.305911, indicating a random urban development pattern. Land use change was primarily characterized by the conversion of dry agricultural land into residential settlement areas (kampung), covering 287.58 ha. Land value distribution generally increased, with 931.13 ha (45.63%) experiencing an increase in land value, 671.02 ha (32.89%) remaining unchanged, and 438.34 ha (21.48%) experiencing a decrease. Multiple linear regression analysis revealed that urban development has a statistically significant simultaneous effect on land values (Sig. = 0.000 < 0.05), with a coefficient of determination (R2) of 0.104. Partially, infrastructure was the only variable that significantly affected land values, while land use change and accessibility did not have significant effects. Keywords: Urban Development, Land Use Change, Infrastructure, Accessibility.
