Abstract

The development of investment information among Generation Z has expanded, but their perceptions of land as an investment option are understudied. Land differs from financial instruments because it requires substantial capital, is influenced by location, has low liquidity, and requires legal certainty. This study aimed to describe the perceptions of Generation Z individuals aged 21-29 years who work or operate businesses in the trade and service sectors in Pegadungan Urban Village regarding land as an investment option. A quantitative descriptive method was employed. The 120 respondents were selected through purposive sampling based on age, employment or business status, sector, and activity location. Data were collected using a 20-item questionnaire covering information absorption, understanding, and evaluation. The data were analyzed using reverse coding, total scores, means, medians, standard deviations, minimum and maximum values, ideal-score percentages, and category distributions. The results showed that respondents’ perceptions were in the moderate category, with a mean of 3.05, a median of 3.05, a standard deviation of 0.17, and an ideal-score percentage of 60.92%. Understanding obtained the highest mean score of 3.15, followed by evaluation at 3.05 and information absorption at 2.93. Overall, 118 respondents were in the moderate category and 2 were in the high category. Legal certainty received the highest rating, while the suitability of land investment for Generation Z received the lowest. These findings indicate that respondents understand the value and importance of land, but do not yet fully perceive it as a suitable investment option, particularly because of affordability and capital requirements.
