Abstract

The development of the Solo–Yogyakarta Toll Road and the Prambanan Toll Exit has been accompanied by changes in land use and land-value conditions in the surrounding area. This study aims to identify the types, extent, and spatial distribution of land-use changes and to describe land-value conditions and changes based on the 2020 and 2025 Land Value Zone maps. The study employed a mixed- methods approach with descriptive-spatial analysis. The study area covered a 2,000-meter radius from the Prambanan Toll Exit and was divided into four 500-meter distance classes. Quantitative-spatial analysis was conducted through visual interpretation of high-resolution satellite imagery, on-screen digitization, area calculation, land-use map overlay, buffer analysis, spatial matching, and comparison of Land Value Zones. Interviews, field observations, and documentation were used as supporting qualitative data, while informants were selected through purposive sampling. The results show that agricultural land decreased from 783.69 hectares in 2020 to 772.30 hectares in 2025, representing a reduction of 11.39 hectares or 1.45%. Non-agricultural land decreased from 460.35 hectares to 448.27 hectares, representing a reduction of 12.08 hectares or 2.62%, while road-network land increased from 12.50 hectares to 35.97 hectares, representing an increase of 23.47 hectares or 187.76%. The changes were predominantly distributed along the toll-road corridor. The number of Land Value Zones increased from 38 zones in 2020 to 48 zones in 2025. Of the 48 spatially matched zone units, 46 experienced increases and two experienced decreases. The highest percentage increase occurred in Zone 652, which became Zone 988, increasing from IDR 56,000/m2 to IDR 1,764,000/m2 or 3,050%, while the largest nominal increase occurred in Zone 643, which became Zone 981, with an increase of IDR 2,921,000/m2. Higher land values tended to be distributed along the Solo– Yogyakarta Main Road, access roads to the toll exit, and developed areas. However, proximity to the toll exit did not solely determine land values because road access, land position, land use, and surrounding area conditions also distinguished land-value patterns. Keywords: land use, land value, Land Value Zone, spatial change, Prambanan Toll Exit
