Abstract
Transportation infrastructure development is a key factor in enhancing regional accessibility and influencing the dynamics of surrounding land market values. The construction of the Kretek II Bridge in Bantul Regency part of the Southern Cross Road (JJLS) network—is expected to impact land market values for both agricultural and non-agricultural land. This study aims to analyze changes in land market values before and after the bridge's construction and to identify the factors driving these changes in the area. A mixed-methods approach utilizing a Sequential Explanatory Design was employed, beginning with quantitative analysis followed by in-depth qualitative analysis. Quantitative analysis involved using Geographic Information Systems (GIS) to map land value changes and statistical analysis via SPSS including tests for normality and heteroscedasticity, the coefficient of determination (R2), F-tests, t-tests, and multiple linear regression. Qualitative analysis was conducted through interviews with village officials and local residents to explain the factors underlying the land value changes. Spatially, the results indicate an increase in land market values across the entire area following the bridge's construction. Based on the distance-decay effect, the area within the closest radius (500 meters) experienced the highest average surge in land value reaching IDR 313,000/m2 with a maximum percentage increase of 383% for individual plots—while the most distant area (2,500 meters) saw the lowest increase at IDR 214,000/m2. The study also revealed a stark regional polarization: on the eastern side of the Opak River, price surges were driven primarily by non- agricultural land intended for tourism-related commercial activities, whereas on the western side, the value of productive agricultural land remained high due to its agrarian utility, supported by LP2B (Sustainable Food Agricultural Land) protection policies. Statistically, the F-test in the multiple regression analysis demonstrates that the variables of accessibility, land use, and land characteristics simultaneously exert a significant influence on changes in land market value (F=12.308; Sig.=0.000), explaining 46.8% of the variation in value changes (R2=0.468). Partial analysis via the t-test reveals that land use is the most dominant factor influencing land value (Beta=0.488), followed by accessibility (Beta=0.373) and land characteristics (Beta=0.260). Physical characteristics such as road frontage width and soil fertility specifically the contrast between the productive alluvial clay soils north of the JJLS and the less productive sandy soils to the south, also serve as critical internal factors that either constrain or accelerate land prices.
