Abstract
Toll road development is one of the infrastructure projects that affects land use change, the socio-economic conditions of communities, and village assets. This study aims to analyze the impacts of toll road development on land use change, community socio-economic conditions, and village assets in Kuwiran Village, Banyudono District, Boyolali Regency. This research employed a mixed methods approach, integrating quantitative, qualitative, and spatial-temporal analyses through satellite image interpretation and overlay techniques of land use maps from 2020 to 2025. Data were collected using PlanetScope satellite imagery (2020–2024), LASAC imagery (2025), field observations, interviews, document analysis, and questionnaires administered to 66 respondents. The results indicate that toll road development caused significant land use changes. Road areas increased from 11.14 ha to 17.67 ha, while paddy fields decreased from 126.86 ha to 103.45 ha. Shrubland and mixed gardens also expanded during the study period. Socially, the development had relatively minor impacts, as social interaction, social solidarity, social capital, and community participation remained stable. Economically, respondents experienced increased income, asset ownership, and savings, with the proportion of households having savings rising from 63.64% before land acquisition to 87.88% after receiving land acquisition compensation. These findings suggest that the economic benefits outweighed the losses because most respondents relinquished only part of their landholdings while retaining other productive land. Regarding village assets, toll road development reduced village treasury land, prompting the Kuwiran Village Government to provide replacement village treasury land to ensure the continuity of government functions and public services. Overall, toll road development has affected land use, socio-economic conditions, and village asset management. Keywords: toll .road development, land .use change, .community socio-economic conditions, village assets, land acquisition.
