Abstract
Advancements in information technology are driving the transformation of public services toward digital-based systems, including in the land sector. One innovation developed by the Ministry of Agrarian Affairs and Spatial Planning/National Land Agency (ATR/BPN) is the Sentuh Tanahku application, which aims to facilitate public access to land information and services. This study aims to: (1) analyze the factors influencing the quality of land registration services provided via the Sentuh Tanahku application at the Bantul Regency Land Office, and (2) analyze the role of the Sentuh Tanahku application in enhancing land registration services. This study employs a descriptive qualitative research method. Data collection was conducted through interviews, observation, and documentation. The research informants consisted of 28 public service users and two employees from the Bantul Regency Land Office, selected using purposive sampling. Data analysis utilized the Miles, Huberman, and Saldaña model, comprising data reduction, data display, and conclusion drawing. The results indicate that the quality of land registration services via the Sentuh Tanahku application is influenced by several factors: human resource competence and responsiveness, clarity of service systems and procedures, ease of access and technological stability, transparency regarding file status, effectiveness of complaint handling, and the application's ability to improve service efficiency. The majority of the public gave positive feedback on the services provided, particularly regarding service speed, information clarity, ease of application use, and process transparency. Furthermore, the Sentuh Tanahku application has proven instrumental in improving land registration services by simplifying procedures, enhancing information accessibility, reducing service queues, increasing process transparency, and saving time and costs forthe public. However, certain challenges remain, such as varying levels of public digital literacy and the need to refine the application's information features. Therefore, increased outreach, capacity building for human resources, and continuous application development are required to optimize the quality of digital-based land services.
