Abstract
Muara Gembong District, Bekasi Regency, has significant land resource potential to support investment in the plantation and fishpond sectors. However, the lack of spatial information that integrates legal land availability with biophysical suitability results in suboptimal investment decision-making. This study aims to analyze land availability, suitability, and investment potential using the Land Availability and Land Suitability approaches. The study employed qualitative methods with a Geographic Information System (GIS)-based spatial analysis approach. The analysis was conducted through identification of Other Use Areas (APL), land rights status, and land use, as well as suitability evaluation using Spatial Multi-Criteria Analysis (SMCA), which includes weighting, scoring, and overlay techniques for biophysical and spatial variables. The results showed that the Land Availability approach was able to identify land that is legally and administratively available for investment. The Land Suitability analysis indicated that fishpond land had a higher level of suitability than plantation land. The integration of the two analyses yielded an investment potential map showing that plantation land is predominantly low-potential, while ponds are dominated by medium-potential land, covering 696.33 hectares (95.41%), making Muara Gembong District more promising for sustainable pond cultivation investment development. Keywords: investment potential, land availability, land suitability, Muara Gembong District.
