Abstract

Abstract : The rapid population growth and the number of universities in the Special Region of Yogyakarta Province (DIY) have an impact on the high demand for housing from both people who already live in Yogyakarta and immigrant communities. The demand for housing has resulted in turmoil in development in the property sector, one of which is apartments. An apartment is a building consisting of several residential units that are arranged in tiers, and have the same space and facility needs, to overcome the problem of dense residential levels and limited land in urban areas. According to data from Bank Indonesia's SEKI (Indonesian Economic and Financial Statistics), the Position of Rupiah Credit Loans provided by Commercial Banks and BPRs to Non-Business Sectors (Household Consumption) in flats and apartments increased from 2017 rupiah to November 2021. Therefore, the purpose of this study is to find out what factors can affect the demand for the apartment market in the Special Region of Yogyakarta. The research method used in this study is a combination research method or commonly called the mix method. Data on prices, the number of units sold, the year of construction of an apartment, and opinions from apartment owners are collected through observations, interviews, and questionnaires. Based on the results of questionnaires and data processing, the increase in apartment prices in the Special Region of Yogyakarta, especially in Sleman Regency, was followed by market demand which also increased. Within 11 years of the total existing apartment units, which is 583 units, the vivo Sleman apartment in 2024 has sold 370 units. This indicates that the market demand for the Vivo Sleman Apartment is 58%. From 2013 to 2024 the studio deluxe type has sold 167% for the 2 bedroom type. In addition, there are also factors that affect apartment market demand, including household income (income), apartment prices, number of buyers, tastes, and expectations. And in the taste of each apartment user there are 3 types of people in choosing an apartment, the first type is the type of rationality – impression – appreciation, the second type is the type of impression – rationality – appreciation, and the third type is the type of appreciation – rationality – impression Keywords: Demand, Market, Apartment, Taste
