Abstract

The rapid development of urban activities in Surakarta City has an impact on the suburbs or peri-urban areas which have also developed into more urban areas. Colomadu is one of the sub-districts in the administrative area of Karanganyar Regency which borders directly on the west side of Surakarta City. The shift in urban activities to the peri-urban area indirectly affects changes in land use and will result in an increase in land values in the area. This study aims to analyze the relationship between spatial structure elements and land values. The method used in this study is a quantitative method with a descriptive approach using spatial analysis and multiple linear regression. Based on the results of the analysis, the influence of spatial structure elements on land values in Colomadu District is 80.4% so it can be said to have a strong influence. The t-statistic test indicates that the most influential elements are road functions with a significance value of 0.000, then the distance to the CBD with a significance value of 0.017, the third is the building density coefficient with a significance value of 0.023, and finally the number of facilities with a significance value of 0.043.
