Abstract
Road infrastructure development often serves as a major driver of land value changes in surrounding areas. This study aims to describe the development of land values following the construction of Jalan Bung Karno in Banyumas Regency and to identify the factors influencing such changes. Using a qualitative-descriptive approach, the research employed data collection techniques including interviews, field observations, document studies, and spatial analysis. The findings reveal a significant increase in land value, rising from Rp200,000–Rp300,000/m² to Rp1.5–Rp2 million/m², although the official Land Value Zone (ZNT) values remain relatively low. Key factors influencing these changes include improved accessibility, land use conversion, market expectations, as well as land consolidation programs and spatial planning policies. These changes are not only physical and economic in nature, but also generate social dynamics such as price speculation, pressure on landowners, and the risk of spatial inequality. Therefore, a holistic understanding of land value development is crucial for supporting equitable and sustainable land policy and management.
