Abstract

The existence of the Syamsudin Noor International Airport Alternative Road has the potential to influence regional accessibility in Guntung Payung Subdistrict. Improved access to the airport may increase locational reachability, facilitate community mobility, and enhance the attractiveness of land parcels around the alternative road corridor. This condition is important to examine because changes in accessibility may be related to land value dynamics, particularly in areas experiencing residential development, economic activity, and increasing public interest in land. This study aims to analyze the effect of land parcel distance from the Syamsudin Noor International Airport Alternative Road on land value changes based on Land Value Zones (ZNT) during the 2020–2025 period. The independent variable in this study is the distance of land parcels from the alternative road, while the dependent variable is land value change based on ZNT. The scope of the study is limited to land parcels in Guntung Payung Subdistrict located within a 1,000- meter radius from the alternative road corridor. This study uses a mixed methods approach with an embedded design. The quantitative approach serves as the main method, while the qualitative approach is used as supporting data to clarify field conditions. Quantitative data were obtained from 152 land parcel samples out of 245 parcels within a 1,000-meter radius. Land value data were based on the 2020 and 2025 ZNT data from the Land Office of Banjarbaru City. The analysis was conducted through ZNT overlay, simple linear regression, Spatial Autocorrelation or Global Moran’s I, and Cluster and Outlier Analysis or Anselin Local Moran’s I. Qualitative data were obtained through field observations and interviews with subdistrict officials, the Land Office of Banjarbaru City, and local communities. The results show that the distance of land parcels from the alternative road has a significant effect on land value changes based on ZNT, with a negative regression coefficient, a t-value of -20.239, and an R² value of 0.732. The Global Moran’s I result shows a Moran’s Index of 0.214584, a z-score of 2.331938, and a p-value of 0.019704, indicating that the pattern of land value change tends to be significantly clustered. The Cluster and Outlier Analysis shows that the changes are not evenly distributed, but are concentrated in several specific zones and The changes are concentrated in several specific zones, with some local patterns located around the corridor of the Syamsudin Noor International Airport Alternative Road. The qualitative findings further explain that land value changes are related to accessibility, residential development, economic activity, public interest, and locational attractiveness.
