Abstract

Land value is a dynamic spatial indicator that is highly influenced by market perception regarding the quality of a location. In the area around the Bantargebang Integrated Waste Processing Site (TPST), the mechanism of land value formation is directly confronted by the pressure of externalities, triggering market reluctance to invest. The distortion of market preferences due to these environmental risks has a high potential to cause massive land price depreciation. Therefore, this research aims to identify and map the spatial distribution pattern of land values based on distance variations, and quantitatively analyze the effect of geographical distance from the outer boundary of TPST Bantargebang on land value fluctuations in its surrounding areas. This study applies an associative quantitative method with a spatial approach. A sample of 100 land parcels in two radius zones (0–500 and 501–1,000 meters) was selected using a stratified random sampling technique. Data were collected via field observations to calibrate Land Value Zones (ZNT) with actual market prices. Data analysis was conducted using simple linear regression and GIS-based Average Nearest Neighbor (ANN) spatial modeling. Regression results show distance has a positive and significant effect on land value with a determination coefficient (R2 ) of 63.9%. Each additional meter away from the TPST is associated with an increase land value by IDR 3,104.03. ANN analysis confirms a Clustered pattern in land value distribution. Zone I (0–500 meters) experiences extreme depreciation with an average price depressed to IDR 1,645,493/m2. In Zone II (501–1,000 meters), a significant price recovery occurs, reaching IDR 3,229,347/m2, a 96.2% increase. In conclusion, the distance decay principle strongly applies, where land value dynamics are dictated by distance and several other factors, including the location of land parcels free from garbage truck routes.
