Abstract

The development of the Purwomartani Toll Exit has improved regional connectivity while generating physical, socioeconomic, and land value changes in the surrounding area. This study aims to analyze these impacts and examine the relationship between physical changes, socioeconomic conditions, and land values in Purwomartani and Tirtomartani Villages, Kalasan Subdistrict, Sleman Regency. The study employed a mixed-methods approach with a Sequential Exploratory design. Data were collected from 44 respondents and 9 informants through observations, interviews, questionnaires, documentation, land use maps, Land Value Zone data, and indicative land prices. Qualitative and quantitative descriptive findings were subsequently integrated. The results show that 79.5 percent of respondents experienced shorter travel times and 90.9 percent perceived increased interregional mobility. However, 95.5 percent had not experienced improvements in local roads and drainage. The development strengthened area growth and investment attractiveness but had not changed respondents’ employment structure or income categories, indicating uneven economic benefits. Regarding land dynamics, 81.8 percent reported increased buyer interest, 79.5 percent considered land locations more strategic, and 93.2 percent perceived greater investment attractiveness. Indicative land prices rose most sharply within 0 to 0.5 kilometers of the toll exit, reaching approximately 100 percent, and declined with increasing distance. The study concludes that accessibility, proximity to the toll exit, and land use change form the principal mechanism linking infrastructure development with socioeconomic transformation and rising land values.
