Abstract

This study examines the influence of land use and accessibility on land value changes around the corridor of the Solo–Yogyakarta–YIA Toll Road Package 2.2B (STA 54+635– 57+839), Trihanggo–Junction Sleman segment. Using a sample of 110 land parcels observed at two points in time (2022 and 2025), accessibility was measured as a composite score averaging three normalized indicators: distance to the toll road alignment, distance to the nearest exit gate, and estimated travel time. Multiple linear regression was applied to the log-transformed 2025 land value, with land use (dummy- coded) and the accessibility score as predictors. The model explains 73.0% of the variance in land value (R2=0.730; F=144.605, p<0.001). Both predictors are positive and statistically significant, with accessibility (Beta=0.732) found to be the more dominant factor compared to land use (Beta=0.382). Land value increased across all 110 sample parcels between 2022 and 2025, following a consistent distance-decay pattern by buffer zone. These findings confirm that toll road accessibility is the primary driver of land value appreciation in the study area, ahead of land-use type.
