Abstract
This study examines the impact of the construction of the Ngawen and Jogonalan toll road exit gates on physical, social, and economic conditions of the community and on land value in Klaten Regency. The research aims to determine the impact of the exit gates construction on physical, social, economic, and land value conditions, and to analyze the factors, magnitude, significance, and nature of their influence on those impacts. This study used a sequential exploratory mixed-methods design, beginning with a qualitative approach through high-resolution satellite imagery analysis, field observation, interviews, and documentation, followed by a quantitative approach using questionnaires distributed through purposive and snowball sampling within four distance clusters from the exit gates (0-500 m, 501 1,000 m, 1,001-1,500 m, and 1,501-2,000 m). Data were analyzed using paired sample t-test/Wilcoxon test and multiple linear regression analysis. The results show that both locations experienced a similar physical transformation from agricultural land (2017) into built-up residential and commercial land (2025), following a distance decay pattern in which the most intense change occurred within the 0-500 m radius. Land value at Exit tol Jogonalan increased from approximately Rp527,979/m2 to Rp893,396/m2 (an increase of about 69%), while at Exit tol Ngawen it increased from approximately Rp561,463/m2 to Rp829,949/m2 (an increase of about 47.8%). None of the six regression models were simultaneously significant (p > 0.05) due to overfitting, yet partial testing revealed more significant environmental factors influencing road network conditions and land use change in Jogonalan compared with Ngawen. These findings indicate that the impact of the Jogonalan exit gate construction is more pronounced than that of Ngawen, likely due to its closer proximity to the Klaten urban area. Keywords: toll road exit gate, physical impact, social economic impact, land value, distance decay
